Our fees cover marketing & advertising, tenant screening, rent collection, maintenance coordination, financial reporting, tenant communications, and more. We are fully transparent about all fees with no surprises. View our pricing here.
We list properties on all major rental platforms including Zillow, Apartments.com, Realtor.com, Facebook Marketplace, and more. We use professional photography and schedule showings 7 days a week including evenings. Our goal is to minimize vacancy time while maximizing your rental income.
If rent isn't paid by the grace period, we send a formal notice on the 8th of the month. If the balance isn't cured within the notice period and the tenant hasn't responded to our attempts to resolve it, we file for eviction the following business day; no delays, no exceptions.
Owner distributions are paid monthly by direct deposit, typically by the 10th of each month. Occasionally they're delayed due to banking holidays, late resident payments, or weekends; funds are released the next business day.
